NORTH Berwick has been named Scotland's most expensive seaside town to buy a house.

Average prices of a property in the county town rose by 11 per cent last year, to £327,124, according to a report by the Bank of Scotland.

St Andrews, in Fife, came second on the list, with the average price there £302,536.

Seven of the top 10 towns with the biggest house price increases between 2005 and 2015 are located in Aberdeenshire.

Nicola Noble, mortgage director at Bank of Scotland, said, "Living on the coast offers many attractions, including a typically high quality of life and attractive surroundings.

"As a result, property in seaside towns is often very popular with homebuyers.

"Whilst property in seaside towns can be more expensive than elsewhere, exceptional value for money can still be found for those searching to realise their dream of living near the sea."

At the bottom of the list was Port Bannatyne, on the Isle of Bute, with average prices there at £77,132.
