TOURISM in the Borders is poised for a significant shot in the arm after plans were lodged for massive expansion at a holiday park.

A Proposal of Application (PAN) notice has been submitted to Scottish Borders Council for the development of 100 additional lodges at Rosetta Caravan Park on Rosetta Road in Peebles.

The work incorporates a new access route, a service yard, maintenance building, car parking area and the re-use of a stables building as ancillary facilities.

The application is deemed a major application which will also incorporate a welcome centre, a shop and bar/restaurant.

A spokesperson for the applicant, London-based Darwin Alternative Investment Limited, said: “The proposed development seeks to improve and expand the existing leisure offer on the west part of the site to achieve a leisure development of 100 lodges.

“Provision of a new service access route through the site and supporting infrastructure to serve the park is also proposed.

“The site also includes the listed Rosetta Stables and Listed Building Consent is applied for to undertake detailed interventions in converting the building to create a welcome centre, inclusive of: guest services for the lodge park, reception area, shop, staff offices, lounge area and bar/restaurant.”

Peebles Community Council, Peebles Civic Society and Peebles Community Trust and local councillors are to be consulted over the plans.

Additionally, two public consultation events will be held at community spaces in Peebles town centre.

Dates and times for each event are to be confirmed and advertised appropriately once finalised and sessions will run into the early evening to allow maximum opportunity for participation.

The spokesperson added: “Events are proposed to take place in June and August 2023 respectively, allowing sufficient opportunity between events to provide feedback to members of the public in respect of comments received and their due consideration.

“A letter drop will be arranged in the local community, dispatching leaflets to properties around the application site with details of the proposed development as well as dates and times of the proposed consultation event.”
